| EGC purchased this dilapidated one bed flat in 2016 and identified an opportunity to realise a significant valuation uplift through reconfiguration and modernisation of a compromised space. Through creative use of a limited floor plate EGC was able to rearrange the layout whilst undertaking extensive redecoration throughout the property to create a comfortable and modern two bed flat. On completion of the refurbishment the flat was refinanced and the significant uplift in value enabled EGC to return the majority of the initial equity back to investors. The flat is now let to a stable tenant delivering a comfortable ongoing rental yield. |
